The use of caulking to seal moving joints or the exterior building components (such as windows, expansion joints, control joints and the like) is a common maintenance problem. Most sealants are designed with a 5-15 year life span, so this is an on-going factor in keeping air and water infiltration into the building envelope to a minimum.

 

Heating and cooling costs by air infiltration (coming in) or exfiltration (going out) can be reduced substantially by caulking.  Interior damage can be prevented and in some cases stop mold issues from forming.  This is a basic maintenance issue that should be addressed routinely.  A simple inspection can determine whether its needed or not.
